Welcome to “It’s a Wonderful Life”, a family-friendly retreat as charming as its name. With its green exterior and red windows and known by Lookout neighbors as “The Christmas House”, it is named after the inspiring classic 1946 holiday film. Nestled in the heart of the Lookout, it’s just a short walk from Hilltop Pool and Lookout Park, offering the perfect blend of relaxation and adventure.

This five-bedroom cottage-style home is filled with character, featuring wide-plank hickory floors, hand-stenciled walls, custom-made window valances and special touches throughout the house that add a unique and welcoming feeling.

The spacious living room welcomes you with a leather couch and loveseat, LazyBoy chairs, and a fireplace, ideal for gathering with loved ones. Nearby, the dining room comfortably seats 8 guests, while a wine bar—stocked with wine glasses, Margarita glasses, and a complete bartender kit—includes space for your own bottles, perhaps from one of the many local wineries.

Adjacent to the dining room, the media room features a 65-inch TV, a large sectional, and a leather swivel chair for relaxing. A bookcase holds a take-one-leave-one library, cookbooks, and board games, ensuring entertainment for all ages.

The chef-designed kitchen is fully stocked for anything from casual meals to gourmet creations. It includes Cuisinart cookware, pie and pastry tools, white quartz countertops, and stainless appliances. A traditional coffee maker and coffee grinder, plus a Keurig, microwave, and fresh spices from the local Bear Foods Market sit on the counter, while a pantry stores a toaster oven/air fryer, crockpot, waffle iron, rice cooker, blender, stock pot, and roasting pan and other kitchen items.

A cozy breakfast nook with banquette seating and a custom table for 6 to 8 people makes mornings or anytime special. For additional seating, the kitchen island has four stools, creating a welcoming space for gathering and conversation.

Upstairs, the second floor offers three beautifully appointed bedrooms, each with comfortable mattresses and 55-inch Fire Smart TVs. The third floor is a whimsical haven for kids and teens, with a twin bedroom, a bunk room (2 twin-over-full beds), a full bath, and a lounge area featuring a Fire Smart TV, plush swivel chairs, a desk, games, and children's books. All five bedrooms are equipped with blackout blinds, ensuring restful and undisturbed sleep.

For those needing a quiet workspace, the home includes a private office with its own entrance, complete with a large desk, leather chair, adjustable side table, and ottoman—perfect for working in comfort.

The oasis in back invites you to unwind with a sectional sofa, firepit, 4-burner grill with 2 side burners, dining table for 6 to 8, and an 8-person hot tub surrounded by a cedar pergola. In front, the porch features comfortable wicker chairs and tables, ideal for watching the world go by.

A private driveway with an EV charger makes parking easy, with street parking also available.

The nearby pool is a Lookout favorite, and Lookout Park offers a children’s play area, pickleball court, bocce ball court, outdoor fireplace, and open field (pickleball paddles and a bocce set come with the house). Two cruiser bikes are ready for your enjoyment.
